Radon Testing

Radon Testing:
Our methodology for Radon testing includes administering and deploying NRPP approved activated charcoal test kits which absorb Radon over a period of time.  These short-term test kits will need to remain in each unit between 48 and 96 hours.  A Certified Radon Measurement Professional will retrieve all kits, seal, and deliver to an independent certified laboratory that will test each kit for specific Radon levels.  These radon levels are measured in picoCuries per liter of air (pCi/L) and are compared to acceptable thresholds per the EPA recommendations as well as HUD’s “threshold for unacceptability.”

Quality Control Testing Services – We Know Testing Protocols

The Radon Boss complies with the protocols outlined in the Approved American National Standard for Conducting Measurements of Radon and Radon Decay Products in Multifamily Buildings which is supported by the EPA and set by the American National Standards Institute (ANSI), as well as the American Association of Radon Scientist and Technologists (AARST). This protocol is identified as the ANSI/AARST MAMF 2017 with (rev. 1-21). We have established and maintained a quality assurance plan in accordance with sections 2.8.2 and 2.8.3. and adhere to the Radon Measurement Systems Quality Assurance Protocol (ANSI/AARST MS-QA).

We Test It All – Occupied Buildings and Vacant Buildings

Our Certified Radon Measurement Professionals can test vacant, newly constructed units as well as occupied, existing multifamily units depending on your requirements. For occupied units, we connect with onsite management to facilitate proper tenant notification and education in preparation for testing. For vacant units, we often coordinate with the General Contractor, or Owners Representative and request the compliance of “Closed-House Conditions” for both occupied and vacant units. To accurately capture the readings of Radon levels in each unit, “Closed-House Conditions” must be met. This means all exterior windows and doors are to remain closed 12 hours prior to beginning the test, and during the test to equalize the air pressures within the unit except for normal entry and exit into the unit. We have streamlined our testing process from start to finish, and our goal is to make this process easy, quick, and efficient for all parties involved regardless of your occupancy status.

Documentation Services to Meet State, Local & Lender Requirements

The Radon Boss will provide you with all required documentation at every iteration of the HUD application process. Whether your project is a HUD backed new development in a low Radon Zone, or a refinance of an existing multifamily community, we meet all your documentation requirements per the Multifamily Accelerated Processing (MAP) Guide as well as the Traditional Application Processing (TAP) Guide. From proposals including our scope of work, to tenant notification letters preparing your occupants for testing, The Radon Boss will assist you in meeting your Lender requirements to include a Final Certificate of Completion for Radon Testing at your property.
